Buying a Home on Lake Norman: Three Decisions Before the House

Buying a home on Lake Norman comes down to three decisions before any particular house. First, which shore: the east side along I-77, with Davidson, Cornelius and Mooresville, or the west side along NC 16, with Denver and Iron Station. Second, which town, since each has a different character and, often, a different county. Third, how you want to relate to the water: on it, with access to it, or with a view of it.

The lake itself is large, more than 50 square miles of water with about 520 miles of shoreline across Mecklenburg, Iredell, Lincoln and Catawba counties, so those decisions narrow the search quickly.

Why Lake Norman Buyers Work With Carolina Signature Properties

Carolina Signature Properties helps you make those three decisions with evidence before you tour. The tradeoffs around the lake are consistent: higher prices, and traffic, I-77 on the east side and NC 16 on the west. How much each matters depends on where you need to be and how often.

The county an address sits in decides its tax bill and school system, and around the lake there are four. We confirm both for every home. What your budget buys explains how we compare towns and shores.

What buying a home looks like in Lake Norman

The four lake towns on both shores, Davidson, Cornelius, Mooresville and Denver: waterfront, water access and water view, with higher prices and traffic as the tradeoff.

The homes
Lake Norman is the largest man-made body of water located entirely within North Carolina: more than 50 square miles of water and about 520 miles of shoreline, created by Duke Power, now Duke Energy, with Cowans Ford Dam on the Catawba River (begun 1959, completed 1962; the lake filled in 1963). It borders Mecklenburg, Iredell, Lincoln and Catawba counties. Davidson, Cornelius, Mooresville and Denver are the lake towns.
Why people choose it
Buyers who want the waterfront lifestyle and time on a boat.
Getting around
Lake Norman begins about 15 miles north of uptown Charlotte. I-77 runs up the east side of the lake; the Charlotte-to-Davidson segment opened in late 1975 and helped fuel the area's growth.
Nearby
Lake Norman State Park: nearly 31 miles of mountain-bike trails, 38 miles of hiking trails, a seasonal swimming beach and camping. Year-round boating and fishing, including major organized fishing tournaments.
The trade-off
Higher prices, and traffic. On the east side of the lake it is I-77. The west side, Denver and Iron Station, trades that for NC 16 traffic on the way into Charlotte.
