New Construction Around Lake Norman
Your own representation at the builder. The real finished price, the upgrades and the builder's contract are worked through before you sign.
New Construction Around Lake Norman
New construction around Lake Norman is concentrated in a few places. Mooresville has plenty of new construction and subdivisions with larger homes. On the west shore, Trilogy Lake Norman is a gated 55-and-over community of single-story homes by Shea Homes, still building. Custom-home opportunities may still arise in The Reserve at River Run in Davidson, and Teeter Farms Estates near Mooresville has occasional remaining homesites. Availability, builder options and lot status change often, so confirm them before making plans.

Why Lake Area Buyers Work With Us on New Construction
The builder's sales staff work for the builder. Carolina Signature Properties works for you: the real finished price, including lot premiums, which can be significant near the water; the upgrades worth doing now; the strings on any incentive; and the builder's contract, with an attorney advising on anything legal. We recommend independent inspections before drywall and before closing.
For a custom build on a lake lot, the questions extend to the lot itself, including what Duke Energy allows at the shoreline. Buying new construction covers the approach.
Where to Look for New Around the Lake
We also compare new with nearly new. Around the lake, a home built in the last several years may come with finished landscaping, a completed dock or other extras a new build would charge for, and without a construction wait. Seeing both side by side is the fastest way to decide which is the better value for you.
New construction in Mooresville covers the north end of the lake, and new construction in Denver covers the west shore. Talk with us before you visit a lake-area builder, so you walk in represented.
Frequently Asked Questions
Where is new construction around Lake Norman?
Mooresville has plenty, and Shea Homes is still building at Trilogy Lake Norman on the west shore. Some custom communities still have lots.
Do lake lots have special rules?
Yes. Lake Norman is subject to Duke Energy's shoreline management rules, so new or modified docks and many shoreline projects generally need its review and approval.
Do I need my own agent at a builder?
It helps. The builder's staff work for the builder, and some builders expect your agent with you or registered on your first visit.
Lake Norman
What new construction looks like in Lake Norman
The four lake towns on both shores, Davidson, Cornelius, Mooresville and Denver: waterfront, water access and water view, with higher prices and traffic as the tradeoff.
- The homes
- Lake Norman is the largest man-made body of water located entirely within North Carolina: more than 50 square miles of water and about 520 miles of shoreline, created by Duke Power, now Duke Energy, with Cowans Ford Dam on the Catawba River (begun 1959, completed 1962; the lake filled in 1963). It borders Mecklenburg, Iredell, Lincoln and Catawba counties. Davidson, Cornelius, Mooresville and Denver are the lake towns.
- Why people choose it
- Buyers who want the waterfront lifestyle and time on a boat.
- Getting around
- Lake Norman begins about 15 miles north of uptown Charlotte. I-77 runs up the east side of the lake; the Charlotte-to-Davidson segment opened in late 1975 and helped fuel the area's growth.
- Nearby
- Lake Norman State Park: nearly 31 miles of mountain-bike trails, 38 miles of hiking trails, a seasonal swimming beach and camping. Year-round boating and fishing, including major organized fishing tournaments.
- The trade-off
- Higher prices, and traffic. On the east side of the lake it is I-77. The west side, Denver and Iron Station, trades that for NC 16 traffic on the way into Charlotte.
