Relocating to Lake Norman: Pick Your Shore
The right town before the right house. Virtual tours for qualified buyers, and North Carolina's offer rules explained before you arrive.
Relocating to Lake Norman: What Newcomers Should Know
Relocating to Lake Norman, it helps to know the lake's shape before you choose a home. Duke Power, now Duke Energy, created it with Cowans Ford Dam on the Catawba River, completed in 1962, and the lake filled in 1963. It begins about 15 miles north of uptown Charlotte. When the Charlotte-to-Davidson segment of I-77 opened in late 1975, it made the lake area much easier to reach and helped fuel its growth, and the interstate still defines the east side.
Four towns ring the parts of the lake we cover, in Mecklenburg, Iredell and Lincoln counties, and the county decides the tax rate and the school system. Choosing the town matters as much as choosing the house.

Why Relocating Buyers Work With Carolina Signature Properties
Carolina Signature Properties starts with where you will need to be and how you want to use the lake, then narrows the towns to one or two. Virtual tours and walkthrough video let you see homes before you travel, and we explain North Carolina's buying rules early.
Relocating to the Charlotte area covers the full approach, and what your budget buys explains how we compare.
The Lake Towns for Newcomers
- Cornelius: many of the area's higher-end lake neighborhoods.
- Davidson: a walkable college town.
- Mooresville: more room and new construction, furthest north.
- Denver: the west shore, along NC 16.
The commute is the other half of the choice. From the east shore, I-77 carries most traffic into Charlotte, and it gets heavy at rush hour. From the west shore, NC 16 is the route. Testing the drive at the hour you would actually make it is worth doing before you commit to a town.
