Living in Christenbury

Christenbury is an upscale master-planned community in western Concord, built in sections from roughly 2006 to 2015. Ryan Homes and Meeting Street built in Christenbury Walk, and Simonini and Classica in the gated Christenbury Hall estate section. It brings three kinds of housing into one plan: detached single-family homes, gated custom estates in the Christenbury Hall section, and townhomes.

The Manor House is the community's gathering space, alongside a large pool, a fitness center, tennis and basketball courts, nature trails and a children's play area. Western Concord also keeps I-85 and the Concord Mills area within a short drive.

Buying or Selling in Christenbury

The mix of housing is the thing to understand first. A townhome, a single-family home and a gated estate in Christenbury Hall share the same amenities but not the same buyer, and they are priced on very different evidence. For buyers, that means deciding early which part of the community fits, and understanding what the HOA covers in each. For sellers, it means your home is compared with sales of its own type and section, not the community average.

With several builders across a decade of construction, homes of the same size can differ in finish and layout. The Seller Market Position Review accounts for that, and so does our advice to buyers on what a listing price reflects. Selling your home in Concord and moving up in Concord cover how we approach both sides here.
