Huntersville neighborhoods suit buyers who want to be close to Charlotte without living in Charlotte. The town sits about 14 miles north of the city, with I-77 running through the middle of it, Lake Norman to the northwest and Mountain Island Lake to the southwest. It gives you more space and a quieter place to come home to, and asks for a longer commute in return.

That commute is the main tradeoff. Compared with Charlotte, you get more room and a calmer street, and you spend more time on I-77 or US 21 getting into the city. For buyers who work from home some days, or whose office is on the north side, the math changes in Huntersville's favor quickly.

Huntersville is also where the lakes start to shape daily life. Lake Norman and Mountain Island Lake sit on either side of town, and Birkdale Village and the greenways that run through several neighborhoods put a lot within a short drive or walk.

Huntersville Neighborhoods and Communities We Cover

Golf communities. Birkdale was built mainly in the late 1990s and early 2000s beside Birkdale Golf Club, an 18-hole Arnold Palmer signature course that is open to the public, across Sam Furr Road from Birkdale Village. Skybrook, about 1,100 acres in northeastern Huntersville near the Cabarrus County line, is one of Huntersville's largest master plans, with a John LaFoy course, four pools, a waterslide and Wallace Pond. Northstone has more than 900 properties built mostly 1996 to 2005, many on cul-de-sacs or with course views, around the private NorthStone Country Club.

Walkable and close to downtown. Vermillion is in the heart of Huntersville, about a mile from downtown, with front-porch homes built in phases since 1999, a village square, a saltwater pool, and Harvey's, a bar and grill inside the neighborhood, within walking distance of Main Street. Cedarfield, built primarily from the late 1980s through the early 2000s, has mature trees, established yards and the Torrence Creek Greenway running through it. Village at Rosedale connects to the same greenway and is walking distance to Rosedale shopping.

On the lake side. Latta Springs has custom and semi-custom homes on wooded lots, a lakefront pavilion with canoe racks on Mountain Island Lake, and trails into the Latta Nature Preserve. Gilead Ridge, on the west side near Gilead Road and Beatties Ford Road, has a quieter residential setting that is still close to shopping.

Newer and larger homes. Mirabella, built mostly 2016 to 2023, has homes up to about 6,100 square feet, some with basements. Beckett was completed from 2010 to 2017 on lots of at least a quarter acre. The Hamptons has about 336 brick homes from 1994 to 2003, and Monteith Park has Charleston-inspired homes with a 4.1-mile walking loop.

Huntersville Housing Market and Home Types

Huntersville's homes range from historic properties built well before the late 1980s to new construction in the 2020s, and most of the neighborhoods we cover were built between the late 1980s and the late 2010s, which gives buyers a clear choice of eras. Cedarfield and The Hamptons date from the late 1980s through the early 2000s. Northstone, Birkdale, Vermillion and Monteith Park come mostly from the late 1990s and 2000s. Beckett and Mirabella are the newest, finished in the 2010s and early 2020s.

Home sizes run from about 1,000 square feet in parts of Vermillion to nearly 6,000 in The Hamptons, more than 6,000 in Mirabella, and more than 7,000 in Vermillion's largest homes. Townhomes are part of the mix in Skybrook, Gilead Ridge and Village at Rosedale, which gives a buyer who wants less upkeep an option inside an amenity community.

Huntersville or a Lake Norman Town?

Most buyers who consider Huntersville are also looking at the towns further up I-77. The difference is mostly distance and what you pay for being near the water.

Cornelius, directly north, has many of the area's higher-end neighborhoods, with large homes on big lots close to the lake and lake access, along with higher prices and the same I-77 traffic. Davidson, beyond it, is a walkable college town with older homes full of character and a small-town downtown, again at higher prices. Across the whole Lake Norman area, the waterfront lifestyle is the draw and higher prices and traffic are the cost.

Huntersville sits at the southern edge of all that. You are close enough to use the lake and far enough south to keep the drive into Charlotte shorter, and the neighborhoods are more varied in age and price than the lakefront communities. For many buyers it is the compromise that makes the rest of their plan work.

Schools, Getting Around and Local Life in Huntersville
