The town sits about 20 to 22 miles north of Charlotte. I-77 runs straight through it, with exits at Catawba Avenue, and NC 115 is Main Street, running north to Davidson and south to Huntersville. The lake and Jetton Park are on the west side of town, and Old Town Cornelius is on the east side.
The tradeoffs are the ones that come with the setting: higher prices, and I-77 traffic on the way into Charlotte. For buyers who want to be on or near the water, that is the cost of the setting. For buyers who mainly want space, it is worth comparing Cornelius with Mooresville or Huntersville before deciding.

Harborside has townhomes and waterfront condos on the lake side of West Catawba Avenue, where HOA coverage varies by unit: townhomes on both sides generally include lawn care, and some lake-side townhomes include exterior maintenance. Vineyard Point has waterfront condos and townhomes around a marina and a long boardwalk, built mostly 1985 to 1998.
Walkable and near the greenways. Antiquity is a 128-acre walkable neighborhood with more than 1,000 residences, from single-family homes to townhomes and apartments, and multiple neighborhood parks, a walk or bike ride from downtown Cornelius. Jetton Cove is a short walk from Jetton Park and sits across the road from Jetton Village's shops. Robbins Park, built mostly 2010 to 2015, connects to the McDowell Creek Greenway toward Birkdale Village. Oakhurst mixes homes, townhomes and condos from the late 1990s and 2000s.

Cornelius Housing Market and Home Types
Cornelius covers more ground than its reputation for large lakefront homes suggests. At one end are custom waterfront homes of 8,000 square feet and more with private docks. In the middle are traditional and Craftsman-style homes in neighborhoods like Jetton Cove, a short walk from Jetton Park, and Robbins Park, on the McDowell Creek Greenway near Birkdale Village. At the other end are townhomes and waterfront condos, where what the HOA covers varies by property type and association, which can be a practical way to live on the water with less upkeep.
The biggest price differences inside Cornelius usually come from the water: whether a home is on it, how the shoreline and dock work, and whether a slip comes with the deed. Maintenance is the other difference worth weighing. A detached lakefront home means a dock, a seawall or shoreline, and a yard to care for. A waterfront condo or townhome with an HOA that covers the exterior shifts much of that to the association, in exchange for monthly dues and less control. Neither is better. Cornelius Compared With Davidson and Huntersville
Davidson, directly north, is the walkable college town: older homes with character, a small downtown, and higher prices of its own. Cornelius is the choice when the lake itself is the priority.
