Mooresville Neighborhoods With Room to Spread Out

More room at the north end of Lake Norman: new construction, larger homes and some acreage, with a longer drive to Charlotte.

Living in Mooresville

Mooresville neighborhoods offer more room than most of the Lake Norman area. There is plenty of new construction and plenty of subdivisions with larger homes, and parts of Mooresville are still rural, so lots and square footage go further here. That is what draws buyers who want more square footage for a move up.

The town sits about 27 to 30 miles north of Charlotte, with I-77 along its west side at exits 31 through 36, and US 21, NC 150, NC 115 and NC 152 running through. Lake Norman lies roughly three to eight miles west of downtown, and the Brawley School Road peninsula and the LangTree area include several waterfront and lake-access neighborhoods.

Mooresville is the furthest of the east-side lake towns from Charlotte, with I-77 as the route in. The drive into Charlotte is very doable, and plenty of people make it every day, though Mooresville is about as far out as most would want to live while working in Charlotte.

How Carolina Signature Properties Serves Mooresville

Carolina Signature Properties starts most Mooresville searches with two questions the town makes unusually important: which school system serves the address, and what the water rights are.

Two public school systems serve Mooresville, the Mooresville Graded School District and Iredell-Statesville Schools, and which one applies depends on the address rather than the mailing city. We check it for every home before you get attached. Water is the other: on the lake peninsulas, some homes have private docks, some off-water homes have deeded slips in a community dock, and some have neither. At Harbour at the Pointe, boating rights vary by address. Those details change what a home is worth, and they belong in your offer plan, not your closing surprises.

County lines matter here too. Most of Mooresville is in Iredell County, but some neighborhoods sit outside it: Teeter Farms Estates, east of town off London Road, is in Rowan County. The county decides the tax bill and the school system, so we confirm it for every address rather than assume it from the mailing city.

New construction is the third piece. With so much of it here, buyers are often comparing a resale home against a builder's inventory, and a builder's base price rarely includes everything in the model. Buying new construction in Mooresville and moving up in Mooresville cover both. For sellers, the Seller Market Position Review sets your home against the new homes a buyer is also touring. Selling your home in Mooresville covers the rest.

Mooresville Neighborhoods and Communities We Cover

On the Brawley School Road peninsula. The Point, a luxury golf and lake community, has more than 800 homesites along about 18 miles of shoreline, with custom estates of roughly 3,000 to 10,000 square feet and more, many with private docks, around the private Trump National Golf Club Charlotte. Harbour at the Pointe, from 1994, has 336 homes, with waterfront homes that have private docks and off-water homes, some with deeded slips. The Farms, started in the early 2000s, has large wooded lots in its original sections, newer homes on smaller lots in later ones, and a full-time activities director. Alexander Island is a private, gated enclave of 25 custom waterfront homesites.

Toward Davidson. Bridgeport, also on the Brawley School Road peninsula and reached from Stutts Road, has waterfront and interior homes, with private docks on the water and deeded slips for some other homes.

Inland neighborhoods. Morrison Plantation, near Williamson Road and Brawley School Road about five to six miles south of downtown, has about 396 homes built roughly 2001 to 2007, walkable to shopping and dining. Curtis Pond, close to downtown and I-77, has ranch and two-story homes from about 1999 to 2016, some with basements, in the Mooresville Graded School District. Cherry Grove, right outside town limits, has roughly 380 lots, mostly from 2002 to 2007.

More land and golf. Teeter Farms Estates is a gated neighborhood of large custom homes on about 2 to 6 acres east of town, in Rowan County. Mallard Head has homes from 1979 on around Lake Norman Golf Club, an 18-hole course near the lake. Bells Crossing, by Meritage Homes, has homes from about 2009 to 2018 near the lake, with a trail to a paddle-sport launch.

Mooresville Housing Market and Home Types

Mooresville's range runs from homes of about 1,100 square feet in parts of Curtis Pond to custom lakefront estates of 10,000 square feet and more at The Point. In between are the neighborhoods most move-up buyers look at: 2000s subdivisions with pools and clubhouses, newer builder communities, and a handful of neighborhoods with multi-acre lots.

Two features are worth knowing about. Some neighborhoods, such as Curtis Pond, have homes with basements. And acreage is available without leaving the area, from The Farms' original wooded lots to the 2 to 6 acres at Teeter Farms Estates.

Prices vary with the water, the lot and the age of the home, so a town-wide average says little. We pull current sales for the specific neighborhoods and the specific kind of water access you are considering. What your home is worth is where a Mooresville seller can start.

Mooresville Compared With Davidson and Cornelius

Davidson, seven miles south on NC 115, has a walkable downtown around the college and a shorter drive to Charlotte, with older homes and higher prices. Cornelius, further south, has many of the area's higher-end lake neighborhoods and a shorter commute than Mooresville, with the same I-77 traffic. Mooresville gives you more new construction and more room than either, at the far end of a reasonable drive into Charlotte.

Across the lake, Denver offers a different trade, swapping I-77 for NC 16 on the way into Charlotte.

Getting Around and Local Life in Mooresville

Mooresville is known as Race City USA, home to more than 60 NASCAR teams and racing businesses, and Lowe's has its headquarters here. Downtown Mooresville is a few miles east of the lake, and I-77 runs along the west side of town for the drive to Charlotte.

The lake is close without being on your doorstep for most of the town. Lake Norman lies three to eight miles west of downtown, and the waterfront and lake-access neighborhoods are mostly on the Brawley School Road peninsula. Bells Crossing, off Brawley School Road, has boat storage and a trail to a paddle-sport launch for buyers who want to use the lake without buying on the water.

If more room is what you are after and the commute works for you, talk with us about Mooresville neighborhoods. We will start with the school system and the water access you want, because those narrow the list faster than anything else.
