Living in Cannon Run

Cannon Run is new construction in Concord, building from 2024 on. The single-family homes are by Pulte, roughly 2,400 to 3,600 square feet, generally with three to six bedrooms (some plans can be set up with up to seven), and a separate townhome section is by Ryan Homes.

The community has a clubhouse, a pool, a playground, a pond, walking trails, sidewalks and streetlights. Getting around is one of its strengths, with easy access to Highway 73 and to I-85, I-485 and I-77.

Buying New in Cannon Run

Buying in a neighborhood that is still being built means buying from a builder, and the builder's sales staff work for the builder. The base price rarely matches the home in the model, once lot premiums, options and upgrades are added, and the contract is usually the builder's own rather than the standard North Carolina form.

We represent you at the builder: adding up the real finished price, separating what is worth upgrading now from what can wait, reviewing the contract terms with you, and recommending independent inspections before the drywall goes up and before closing. Some builders expect your agent to be with you, or registered, on your first visit, so talk with us before you go. Buying new construction in Concord covers the full process.

If you already own in Cannon Run and are selling, your competition may include the builder's own inventory. The Seller Market Position Review compares your home with both. Selling your home in Concord covers the rest.
